There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard: Beware. 

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions: 

"How does your home compare to others like it?" 

"How did you determine the fair market value of this property?" 

"What about financing? Can you help?" 

"If I make an offer, who will draw up the paperwork?" 

"Why aren't you using a real estate agent? Is there something wrong with the property?" 

"Since you aren't using a real estate agent, we can take their fee right off the top, right?" 

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value? 

Almost all homes are sold using a real estate agent. Sometimes owners who are trying to sell their home themselves end up signing a purchase agreement presented by a Buyer's Agent for their clients, and paying them HALF the real estate fee. So... there you are... dealing with a Buyer AND their agent who represents THEM. Probably not a real good idea! 

As a top real estate professional, it is my job to help you, and REPRESENT you while negotiating with all those buyers who want something for nothing.  

I will also help you "stage" your home, preparing it for sale, and marketing it locally in Northeast Tarrant County, Colleyville, Southlake and Grapevine, the Mid-Cities of Hurst, Euless and Bedford, Keller and the booming Alliance Corridor, and even nationally. I'll help guide you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly. 

Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."

Home Inspections >Walk Through Woes

Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.

Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
